Development of this long and skinny downtown lot for a multi-family residential project required some creative site planning and building massing. Though walkable to Main Street and most amenities, off-street parking requirements for residents and visitors were still considerable. Limitations on building length versus allowable height posed serious challenges to achieving viable density. The jurisdiction also requires a ground level unit adjacent to the street that could some day be converted into commercial use. The design solution was to span from that front unit to a rear vertical circulation core. Hallways connecting the upper level units are cantilevered out over a portion of the main drive aisle below. Efficient space planning and expansive balconies help relatively small STACKed units live a lot larger than their actual square footage.
